Sellers routinely anchor on the sale price and forget everything that comes off it before the wire hits their account. Commission is usually the single largest deduction, split between the buyer's and seller's agents. Closing costs, title insurance, transfer taxes, prorated property taxes, and escrow fees, add another meaningful slice. Any credits negotiated toward the buyer's costs or repairs come off the top as well.
Your mortgage payoff is not the balance on last month's statement: it includes interest accrued through the closing date and sometimes a small payoff fee. Order an official payoff statement from your lender a few days before closing rather than estimating.
The cash a seller actually walks away with. The sale price minus the mortgage payoff, agent commissions, seller-side closing costs, and any credits given to the buyer. It's the number that matters for your own financial planning, not the headline sale price.
Beyond commission, sellers commonly cover title insurance, transfer taxes, prorated property taxes, attorney or escrow fees, and any agreed repairs or credits: often another 1 to 3 percent of the sale price on top of commission, depending on local custom.
A payoff quote includes accrued interest through the closing date and any payoff fees, so it's usually slightly higher than the last statement balance. Order an official payoff statement from your lender before closing rather than estimating from a statement.
