Faro Labs is operated by Kevin Benelli and Ernest Chan ("we", "us", "Faro Labs"). These terms are a legal agreement governing your use of the Faro Labs website and application (the "service"). By creating an account or using the service, you agree to these terms. You must be at least 18 years old to use it.

The service

Faro Labs generates rental-property investment analyses from information you provide, combined with third-party market data and AI-assisted extraction. All outputs, including cash flow, cap rate, target price, deal scores, comparables, and any "deal" classification, are estimates for informational purposes only. They are not financial, investment, legal, tax, appraisal, or real-estate advice, are not a guarantee of any outcome, price, or return, and must be independently verified before you rely on them for any decision. You are solely responsible for your own investment and purchase decisions.

Data and accuracy

Market data comes from third parties (currently RentCast and Zillow Research), and property facts may be extracted by AI from text you paste. We do not access the MLS. This data may be incomplete, out of date, or inaccurate, and is provided to you "as is." The date shown on a report is when it was run, not today. We do not warrant the accuracy, completeness, or timeliness of any data or estimate.

AI features (Finn AI, Ask AI, and Deal Finder)

Some features, including Finn AI (a conversational assistant), Ask AI(assumption suggestions), and Faro Deal Finder use artificial intelligence and automated models to generate explanations, suggestions, rankings, and other insights from your report and third-party data. These outputs are AI-generated and probabilistic: they may be incomplete, inaccurate, or out of date, may vary between runs, and should not be treated as statements of fact.

They are provided as informational insights for you to consider: not financial, investment, legal, tax, appraisal, or real-estate advice, and are not a recommendation or solicitation to buy, sell, rent, offer on, or price any property. Faro Labs is not a broker-dealer, investment adviser, real-estate broker or agent, mortgage lender, appraiser, or fiduciary, and no advisory, brokerage, or fiduciary relationship is created by your use of these features. You must independently verify any output and are solely responsible for your own decisions.

Before first using Finn AI you must affirmatively agree to an in-product notice to this effect; your continued use of these features constitutes ongoing acceptance. To generate a response, these features send the relevant report context to our AI provider. See our Privacy Policy.

Your account and your content

You are responsible for the accuracy of the information you provide, for keeping your login credentials secure, and for all activity under your account. You retain ownership of the listing details and other content you submit ("your content"), and you confirm you have the right to submit it. You grant us a non-exclusive license to process your content solely to provide and improve the service.

The Off Market board

The Off Market board lists property opportunities from two kinds of source: deals posted to Faro Labs directly by the person offering them, and deals we identified on public communities elsewhere, such as Discord, Reddit or Facebook. Every row says which it is.

Nothing on the board is ours, verified, or offered for sale by us. Each listing is a claim made by the person who posted it about a property they say they control. We do not inspect properties, confirm ownership, verify that a poster has the right to sell or assign anything, check title, or check that any price, ARV, repair estimate or spread is accurate. We are not a broker, agent, dealer or escrow, we do not represent either side of any transaction, and no agency relationship is created by your use of the board. Any dealing that follows is between you and the poster.

For a deal we identified elsewhere, we publish the property facts, a label naming where it was found, and a link back to the source. We do not republish the poster's photographs, the text of their post, or their name. We are not affiliated with, endorsed by, or acting on behalf of any platform a deal was found on, and their names are used only to say where something came from.

If you post a deal to Faro Labs, you confirm that you have the right to offer it and to have it listed, and you grant us a non-exclusive licence to display it on the board and to share it with other users. You must not post a property you do not control, and you must not post anything that discriminates on the basis of race, colour, religion, sex, disability, familial status, national origin, or any other class protected by the Fair Housing Act or by state or local law.

Reporting and removal. Every listing carries a Report link. If a listing is yours and you want it taken down, if it is inaccurate, or if it should not be there for any other reason, use that link or write to founders@faro-labs.ai and we will review it. We remove listings on request from the person who posted them, and we may remove any listing at any time for any reason.

Our intellectual property

The service, its software, design, and the way it presents analyses are owned by Faro Labs. We grant you a limited, non-exclusive, non-transferable license to use the service for your own real-estate analysis. You may not copy, resell, redistribute, scrape, reverse-engineer, or build a competing product from the service or its outputs.

Acceptable use

Don't use Faro Labs to violate any law, infringe anyone's rights, or engage in unlawful housing discrimination; don't attempt to access another user's account; and don't abuse the service (automated scraping, reselling data, reverse engineering, or request volumes outside normal individual use).

Subscriptions and billing

Paid plans are billed through Stripe. Subscriptions renew automatically each billing period until you cancel; you can cancel anytime from the billing portal, effective at the end of the current period. Fees are non-refundable except where required by law or expressly stated otherwise.

Third-party services

The service relies on third-party providers (e.g. data, payment, hosting, and AI providers). We are not responsible for their availability, accuracy, or their own terms, and your use of the service is also subject to those providers' terms where applicable.

Disclaimer of warranties

The service, including all analyses, estimates, and AI-generated outputs, is provided "as is" and "as available," without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement, to the maximum extent permitted by law.

Limitation of liability

To the maximum extent permitted by law, Faro Labs and its data providers are not liable for any investment or purchase decision made using the service, or for any indirect, incidental, special, or consequential damages. Our total liability for any claim relating to the service is limited to the greater of the amount you paid us in the twelve months before the claim, or US $100.

Indemnification

You agree to indemnify and hold harmless Faro Labs from any claims, losses, or expenses (including reasonable legal fees) arising out of your content, your use of the service, or your violation of these terms or the law.

Termination

You may stop using the service at any time. We may suspend or terminate your access if you violate these terms or misuse the service. Sections that by their nature should survive termination (including intellectual property, disclaimers, limitation of liability, and indemnification) will survive.

Governing law

These terms are governed by the laws of the State of California, United States, without regard to its conflict-of-laws rules, and any dispute will be brought in the state or federal courts located there.

Changes

We may update these terms as the product evolves. Material changes will be reflected by updating the date above; continued use after a change means you accept the updated terms.
